Mesa Luxury Real Estate Market Analysis - Market Report for Mesa Luxury Homes

Looking at a 3 month history (September through November 2011), Luxury Homes in Mesa Arizona have been selling at a rate of 5.5 a month with the bulk of sales in the $500,000 to $599,999 price band. Glancing at the "Pending" sales, the same price band has increased by more than 100%, providing these all go to closing, making the $500,000 to $599,000 the hot Price Range in the Mesa High End Market.

And if you look at the Sales Price Percentage of List Price, the $500k - $599k price band leads the way at 96.9%. I do have to explain that the 100% listed in the $900,000 to $999,999 price band is deceiving due to that 1 sale previously listed in the $1M price range for over 615 days, then being reduced to $950k and receiving an accepted offer within 4 days.

Might as well be blunt.

We all know it's a tough economy, but for those Home Buyer's that are financing a property it can be brutal.

Buyer's start off with their home search in a positive light and looking forward to purchasing a home in this market where home prices are extremely low. They find the perfect home, write an offer and after countering, come to a price that is acceptable to both parties.

They move on with the home inspection and negotiate any repairs with the Home Seller and are satisfied with the outcome. Things are going pretty smooth now and the Buyer's are excited to move towards closing on the property...their New Home.

Then Whammo...The Appraisal comes in SHORT! You think, OK, let's try to move forward and see if the Seller is willing to reduce the price to the appraised Value of the property. You provide the appraisal to the Listing Agent and pull recent comps as a back up to show what the property is really worth in today's fallen market. You also try to relay that any other buyer who is financing may have the same issue with a short appraisal.

At this point the Buyer is emotionally attached to this property and you try to do what you can to to make it work.

Then the Seller comes back with..."I will not reduce the price and will proceed with the negotiated Purchase Price. Mr./Mrs. Buyer has to come up with the cash difference...(even though I purchased this property for much less and will be profiting over $60k, if I reduced the price to Appraisal Value. I want more!)"

Do they think a Buyer will be thrilled to purchase a home and immediately be upside down?

When I am wearing my Buyer's Agent "Hat", I work for the Buyer...I am NOT a subagent...do NOT work for the Listing Agent and most certainly DO NOT work for the Seller! I am the Buyer's Agent!

Yes, I will tell the Buyer what options they have...either pay the difference in Cash or Cancel the transaction with the Appraisal Contingency and look for another property. I most certainly would not EXPECT the buyer to pay a price above what the property is actually worth. And if the difference is such a minimal amount, yes, I would consider foregoing a portion of my commission to have the end result be another Happy Home Buyer moving into their new home. That is how I work...I do what I can to represent my Client and stand by it 100%.

Has this economy made the Greedy even more Gluttonous? Hmmm...

For November Greater Phoenix experienced only a small increase in active short sales and pre-foreclosures. There was also saw a small drop in monthly closed short sales. In fact there was a very similar number of closed short sales both last month and for the same month in 2009, suggesting that 1,250 per month is a "normal" number of short sales. A 2.6% rise in average sales pricing per square foot looks unlikely to be sustained since the average price per square foot for pending listings fell by 2.1%. It also means that the average pricing of active short sale listings is now BELOW the average pricing of closed transactions. This suggests that many of these active listings are priced more aggressively than the lenders are likely to accept. Listing agents are trying hard to compete with the lender owned properties that are attracting the most attention from buyers.

If you are considering Moving to Phoenix or your employer will be relocating you to the Phoenix Metro area, here are just a few fun facts:

Phoenix became Arizona's permanent state capital when Arizona became a Us State in 1912.

Phoenix is the Largest City in Arizona and the 5th most populated city in the US.

The Phoenix Metro area, known as "The Valley of the Sun", is comprised of Maricopa County and Pinal County. More than half of Arizona's population lives in Maricopa County (about 3.6 million people).

The Valley Metro Rail (light rail system) connects Central Phoenix with nearby cities of Tempe and Mesa with plans for expansion.

The Phoenix Metroplitan area is just over 9000 square miles which is laid out on a grid. What does this mean?...it makes it much easier to navigate around using North, South, East, West...or just use your handy GPS.

It's not just a Desert...There are 6 major lakes within Arizona: Lake Mead, Lake Havasu, Lake Mohave, Theodore Roosevelt Lake, San Carlos Lake, & Lake Powell...with so much more to do...it's like living in a vacation spot year round.

"It's a Dry Heat" - Phoenix averages about 325 sun filled days, With an average annual rainfall of 12 inches. 8 months out of the year are very comfortable (and Beautiful) at an average of about 75 degrees...and then you have 4 "HOT" months where temps go above 100 degrees...Make sure there is A/C everywhere you go! I have heard some individuals complain that it's humid in AZ!!! So NOT true! Coming from the Northeast myself, I have had the displeasure of experiencing HOT Summers with 90 degree Temps and 90% Humidity!!! I'll take AZ summers over that any day! And if you may for some odd reason, miss winters with Snow Storms and freezing rain, you can always take a drive up North to Flagstaff (about 3 hrs away) to go skiing or snowboarding. HOW GREAT IS THAT!
